We are sure you will have your own questions, so please feel free to just call, email, or stop by our office. Remember, we are a locally based brokerage.

The Multiple Listing Service (MLS) is a shared database used by real estate brokers and agents to market properties. A listing broker enters your property’s price, photos, and details, making that information available to other participating agents who may have interested buyers. Once a listing is entered into the local MLS, that data is shared to every website and entity with access to that data.
-
Our local Multiple Listing Service, the Florida Gulf Coast MLS, serves communities throughout Lee and Collier Counties.
Once your property is entered into the MLS, your listing can be distributed to many of the same major real estate websites and search platforms used by traditional brokerage listings, including Zillow, Realtor.com, Homes.com, national brokerage websites, and participating Realtor® websites.
That means your Flat Fee SWFL listing receives broad online exposure alongside properties listed by major national and local real estate companies. From an online buyer’s perspective, your property is presented as a brokerage MLS-listed property—not simply as a traditional For Sale by Owner.

Flat Fee SWFL is offered through Primacy Realty, Inc., a locally owned real estate brokerage based right here in Fort Myers. Broker and owner Shawn O’Brien has spent more than two decades serving buyers and sellers throughout Southwest Florida, bringing local market knowledge and hands-on experience to every transaction. He and his team bring experienced, proven, professional representation.

With Primacy Realty, a locally based brokerage, you know who you are working with and where they are located. You have access to professionals who understand the local market, neighborhoods, pricing trends, contracts, and common transaction issues in your area.
Online flat-fee companies may provide MLS access, but most all of the communication will be handled remotely, sometimes by people who do not know the local market, or are most likely unlicensed processors. Primacy Realty provides more direct assistance when questions arise, help address problems during the transaction, and offer support that is specific to your property and market.
Most importantly, you are not just buying access to the MLS. You are working with a local real estate professionals who can provide guidance, experience, and accountability when you need it.

Sellers are not required to pay a buyer’s broker. Any buyer-broker compensation is negotiable, and the seller decides whether they want to offer or approve compensation as part of the transaction. We discuss this point with every seller during our initial conversations. This is another way having a local broker benefits our sellers.
-
No. Unlike many remote web based companies, we never charge you additional fees or commissions at your closing. Which is part of our commitment for full disclosure and providing the best value for our sellers.
-
We have long-standing relationships with several local title companies in both Lee and Collier County and can refer you to experienced professionals for your closing.
In Lee County, it is customary for the seller to purchase the title insurance policy and select the closing agent. However, like many other terms of a real estate transaction, this can be negotiated between the buyer and seller.
In Collier County, it is customary for the buyer to purchase the title insurance policy and select the closing agent. However, like many other terms of a real estate transaction, this can be negotiated between the buyer and seller.
We NEVER accept any referrals fees from any vendors we share with our sellers!

Every Flat Fee SWFL seller receives a customized professional yard sign designed specifically for their property. Your sign looks like the signs used on traditionally listed homes, helping your property present professionally alongside other homes for sale in the area.
The sign includes our brokerage name, (as required by Florida law) while the contact phone number is yours. That means interested buyers can contact you directly.
It is a much more professional presentation than a generic “For Sale by Owner” sign with a handwritten phone number—and another advantage of working with a locally based brokerage.

If you find that you need more help as your sale moves toward closing, you can upgrade to a program that includes additional hours of assistance.
For example, you may decide to move from the Silver Program to the Gold or Platinum Program. You will receive full credit for the amount you already paid, so you only pay the difference between the programs.
This gives you the flexibility to start with the level of service you need today and add more support later if your transaction becomes more complicated.
-
This may be one of the biggest advantages of choosing a Flat Fee SWFL program from Primacy Realty.
If you decide you need full brokerage representation, you do not have to start over with another company. We are already working with you, we already know your property, and we can simply transition your listing to full representation.
Best of all, you receive full credit for the amount you have already paid toward your Flat Fee SWFL program. You do not lose that investment.
Our full-service listing compensation is also considerably lower than that charged by many other brokerages in our market. You can review our seller compensation at www.primacyrealty.com.

We are a licensed real estate brokerage and we are legally obligated to treat everyone honesty and fairly. Most of the sellers who use our Flat Fee SWFL programs should be able to close with one of the programs. Maybe they will need to step up to a program offering more assistance, but most will be able to close with the programs.

We believe our sellers should have enough time to successfully market their property, especially in today’s market, where many homes remain available through multiple listing periods.
That is why all our Flat Fee SWFL programs include a full 12-month listing term. We do not believe sellers should have to keep paying additional listing fees simply because their property takes longer to sell.
Our goal is to help you save money, while giving your property the time and best exposure it may need to reach the right buyer.

A traditional FSBO means you are selling your property entirely on your own, without listing it through a real estate brokerage. This also means not having the benefits of a multiple listing service or the multitude of associated sites across the internet.
Our Flat Fee SWFL program is different. You still take an active role in the sale, but your property is listed through a licensed brokerage and placed in the MLS, giving it exposure alongside other professionally listed properties.
Depending on the program you choose, you may also receive brokerage support, assistance with paperwork, transaction guidance, and other services.
In simple terms, a FSBO means doing it entirely yourself. Our Flat Fee SWFL program lets you do much of the work yourself while still having the benefits and support of a local, proven, real estate brokerage.
-
Our programs can be cancelled with a full refund if cancelled BEFORE the listing is ACTIVE (assigned a number and viewable) on the MLS and the custom sign has been ordered . We never charge anyone a cancellation fee at our brokerage.
-
The following property types are available to market with our three Flat Fee SWFL programs: Single Family Homes, Condominiums, Coach and Town Homes, and vacant land. The following are excluded; commercial, mobile homes, multiple unit housing, and boat slips.

We have a very secure portal system for the sharing of all documents, including pictures and videos of any kind. JPG format is the best for uploading to our MLS. Our Florida Gulf Coast MLS allows fifty pictures and one video for each listing.
