Let’s review the process, the steps, and what you can expect with Primacy Realty representing your new listing and onto the closing!
STEP ONE
PREPARE YOUR PROPERTY FOR THE MARKET
Your property’s condition is one of the most important factors in making the best first impression. We visit properties every week, evaluating them for buyers and monitoring the market. Too often, properties are listed before they are ready to show. Once the property is listed and buyers are coming into the property, you want to ensure you have the every advantage working for you.
As a seller, you control three key decisions: the broker you choose, your asking price, and your property’s condition. You have already chosen Primacy Realty. We will discuss pricing separately. For now, focus on preparing your property.
If you can reasonably complete necessary preparation before listing, take the time to do it. Clean, de-clutter, address needed maintenance, and make both the interior and exterior as presentable as possible.
A well-prepared property allows for better photographs and videos when the time comes to have those completed.
STEP TWO
CHOOSE YOUR PROGRAM
After reviewing your options, choose the Flat Fee SWFL program that best fits your experience and the level of assistance you want.
SILVER PROGRAM
For sellers who are comfortable handling most of the selling process themselves and primarily want MLS exposure, along with distribution to participating real estate websites and search platforms.
GOLD PROGRAM
For sellers who can manage much of the process but want additional support from a local brokerage with matters such as contracts, addenda, inspections, and negotiations, within the services included in the program.
PLATINUM PROGRAM
For sellers who want flat fee savings with a greater level of brokerage assistance in managing the transaction, addressing issues, and moving an accepted contract toward closing.
Each program has a defined scope of services. Choose the level of assistance that matches the responsibilities you are comfortable handling yourself. Remember, with we offer the opportunity to move up to a higher program, and even to a full representation if needed, without loosing the original programs cost.
STEP THREE
COMPLETE YOUR FORMS AND GATHER YOUR PHOTOGRAPHS
Primacy Realty will email the listing information collection form, seller’s disclosure, and other applicable documents for you to complete. (Most of these can be filled out online.)
Depending on your property’s type and location, we may also request condominium or homeowners association information, flood insurance details, an existing survey, an elevation certificate, and other documents relevant to your listing.
We will help you identify the information needed and ensure the applicable forms are completed and submitted. Accurate, thorough information helps buyers better understand your property.
You will also provide your listing photographs and any available video. If you prefer professional photography, we can connect you with local companies that offer the same photography and video packages we use at our brokerage.
STEP FOUR
REVIEW AND FINALIZE YOUR LISTING
Our team will use the information, documents, and media you provide to prepare your MLS listing and order your custom yard sign.
Before activating the listing, we will email it to you for review, allowing for a careful review so you can let us know if anything needs to be corrected or added.
We will also email custom professional digital property handouts that you can print for showings and open houses.
STEP FIVE
GO LIVE AND BEGIN SHOWINGS
Once you have reviewed and approved your listing, we will activate it on the MLS.
Pick up your custom yard sign and place it on the property where permitted. (This will have our company’s logo and your contact phone number.) Your showing instructions will be included in the MLS, along with open house information if you choose to hold one.
Your contact number will be included in the appropriate listing fields so buyers’ agents can contact you directly. We will forward inquiries received by our office to your designated contact number by text. (And email if requested.)
You remain actively involved in selling your property, with brokerage support determined by your selected program. Your responsibilities may include responding to inquiries, scheduling showings, meeting buyers and their agents, and negotiating price, terms, and closing deadlines, depending on your chosen program.
STEP SIX
REVIEW OFFERS AND NEGOTIATE TERMS
If the buyer has an agent, that agent will generally prepare and submit the offer. Before signing, make sure you understand the contract—not just the purchase price. Consider the deposit, financing, contingencies, requested concessions, closing date, and your estimated net proceeds. Your title agency can provide you with a closing estimate. One issue that can be especially important is any compensation requested for a buyer’s agent/broker.
If you selected the Gold or Platinum Program, we can assist with reviewing and negotiating offers within your program’s included services.
Buyer-Broker compensation is negotiable. A buyer’s agreement with their broker does not, by itself, obligate you (the seller) to pay that broker. It obligates the buyer to compensate the broker representing them. The buyer may request that you contribute toward their broker’s compensation, and you may accept, reject, or negotiate that request as part of the offer. Any payment you agree to should be documented in the appropriate agreement, the Compensation Agreement - Seller to Buyers Broker. (One of the forms we supply with all of the programs.) This specifies all of the terms, parties, and details including the amount of the compensation.
The purchase contract should identify the closing agent, the escrow holder, deposit deadlines, and responsibility for closing costs. The escrow holder named in the contract—which may be the closing agent—will receive and hold the buyer’s deposit according to the contract.
In Lee County, the seller customarily pays for the owner’s title insurance policy and selects the closing company. In Collier County, the buyer customarily does so. These are local customs; the negotiated contract determines the parties’ responsibilities. (Remember, everything is negotiable.)
***ADDITIONAL SUPPORT FOR AN UNREPRESENTED BUYER***
If your buyer is unrepresented, we offer the opportunity to have us (Primacy Realty) provide contract preparation and transaction coordination under any of our three programs for an additional fee of 1% of the final purchase price, payable at closing. Once you and the buyer agree on price and terms, we will prepare the appropriate standard contract forms and addenda and coordinate the transaction toward closing. This includes everything involved from inspections, appraisals, additional negotiations, and anything else that may arise. The fee and scope of services will be documented in your agreement with us.This usually will not happen, but if it does, we offer this as another value we can provide our sellers.
This option gives you additional local brokerage support while helping you and your buyer have minimum costs incurred in the closing.
STEP SEVEN
COMPLETE INSPECTIONS AND ANY REQUIRED APPRAISAL
After the purchase contract is signed, the buyer may arrange inspections within the agreed inspection period. You will need to provide access to the property as required by the contract.
If an inspection identifies concerns, the buyer may request repairs, a price adjustment, or a closing credit. Your obligations and the buyer’s cancellation rights depend on the contract terms. A request for repairs does not automatically mean you must agree to it. (Remember everything is negotiable.)
Any agreed changes should be documented in writing before the applicable deadlines.
If the buyer is financing the purchase, the lender may also require an appraisal and additional property evaluations. Inspection and appraisal scheduling may overlap. FHA and VA financing can involve additional property requirements and appraisal protections.
If the appraisal is below the purchase price, the available options depend on the contract and lender requirements. These may include a price adjustment, additional funds from the buyer, or cancellation where the contract permits. A low appraisal does not automatically require you to reduce your price but can allow the buyer to cancel the contract and have all escrow funds returned.
STEP EIGHT
COMPLETE THE SALE AND CLOSE
As closing approaches, the parties must complete their remaining contractual obligations and address any outstanding contingencies, title matters, association requirements, or lender conditions.
For a financed purchase, the lender must provide final approval and authorize funding. A cash purchase generally avoids lender approval requirements, although other contractual conditions still apply. Any financing contingencies are active until the final approval of the loan for the buyer.
The closing agent coordinates the closing documents, collects and disburses funds, and arranges the transfer of ownership. You will need to complete any agreed repairs, provide required documents, and make the property available for the buyer’s final walk-through as specified in the contract. The closing agent will provide the final closing document for review to all parties before the scheduled closing.
Gold and Platinum sellers receive continued brokerage assistance within their program’s included services. If you need more help, you can upgrade to a higher program and pay only the difference.
Our goal is to help you understand your responsibilities, stay on top of deadlines, and move your sale successfully from listing to closing.
